Grosvenor is a privately owned property group, active in some of the world’s most dynamic cities. We hope to make a lasting contribution to the communities in which we are active, and to the environment, taking advantage of the property skills and the long-term perspective that we have developed over many generations.

Our strategy is to grow a private, diversified property group, active internationally in several sectors, with a long-term view of markets and our commitments. We want to be recognised for strong financial performance (Returns); for successfully diversifying by geography, sector, currency and property activity (Diversification); and for the lasting impact of our values – loyalty, integrity, a belief in expertise and concentration on the long term – on what we do, and especially how we do it (Reputation). Supporting this strategy and guiding its implementation is our ‘Living cities’ philosophy. 


Our structure provides two main routes to achieving our strategy:


First, we invest our own capital in property: directly, through four regional Operating Companies – Grosvenor Britain & Ireland, Grosvenor Americas, Grosvenor Asia Pacific and Grosvenor Europe – whose teams on the ground create value by investing in, developing and managing real estate in their chosen cities; and, indirectly, through a portfolio which invests in property-related businesses.


Second, part of Grosvenor Europe's remit is to run our fund management business which invests third-party capital from around the globe, chiefly in real estate in Europe, typically with Grosvenor as a co-investor. In both cases, we deliver value through locally-based specialist expertise.


The context


The world we live in is transforming more rapidly than ever: it is becoming more urban, more global and more digital. Populations are growing and ageing. There are strains on basic services, such as education and health, and on resources, such as food, energy and water. Cities are at the centre of this transformation and are the source of many of its challenges. But they are also the places where we are most likely to find solutions. As urban property specialists, we want to play our part in making cities successful for the long term - creating, investing in and managing high-quality properties and places that solve problems rather than create new ones.


An understanding of cities


At Grosvenor, we understand cities and the way they evolve. We have been actively managing our London estate since 1677 through numerous economic cycles, the industrial revolution, technological change and globalisation. As a business, too, we have continued to adapt to a changing world: since the 1950s we have expanded internationally to 60 cities, with offices in 16 of them. Having more than three centuries of experience as stewards of property within a private company gives us a sense of perspective and allows us to make credible long-term decisions.

Our Group consists of four regional Operating Companies - Grosvenor Britain & Ireland, Grosvenor Americas, Grosvenor Asia Pacific and Grosvenor Europe; and an Indirect Investment portfolio managed by the holding company.
